Pool Mastic and Caulking Replacement for Homes

Your pool shell and deck are the expensive part of the backyard. The expansion joint is the cheap part that protects them, and it is the part almost nobody looks at until it fails.

Who It Is For

The properties we do this on.

Single family pools

The standard job. One deck, one perimeter joint, one day on site.

Older pools with original coping

Common across Pasadena, Hancock Park, San Marino and the older OC tracts. Wider joints, more previous patching, more prep.

Renovated decks

New pavers or a resurfaced deck over an old joint. The joint has to be reset to the new deck height or it fails early.

Homes on the market

A cracked joint reads as deferred maintenance in an inspection report. It is one of the cheapest line items to clear before listing.

Why It Matters Here

What a failed joint actually costs you.

Water intrusion under the deck

An open joint is a direct path from the deck surface into the base material under the slab. That base is what holds the deck level. Once it washes out in patches, the deck settles unevenly and the coping follows it.

Trip hazard for bare feet

A hardened joint shrinks and leaves a lip, or crumbles and leaves a channel. Both catch a toe, and both do it to people who are barefoot, wet and usually running.

Coping separation

When the joint stops absorbing deck movement, the deck pushes directly against the coping stones. That is how coping starts lifting and mortar starts cracking.

Tile and plaster damage

Water that gets behind the bond beam does not stay there. It finds the waterline tile and the plaster line, and that repair is an order of magnitude past a joint replacement.

Scope

What a project includes.

  • A measured quote in linear feet, fixed in writing before we schedule
  • Complete removal of the existing mastic, wall to wall, including buried previous patches
  • Both joint faces cut back to sound concrete and vacuumed
  • Backer rod set to the correct depth so the new bead can actually flex
  • Premium sanded polyurethane in grey or tan, tooled below deck level
  • Site left clean, and a 2 year written warranty certificate in your name
Finished sanded expansion joint sealed flush between two pool deck slabs
Seal and protect: the finished joint, ready for the next five to seven years.

On Residential Decks

What this looks like on a family pool.

A backyard joint goes the same way every time: it hardens, it splits, and it starts letting water under the deck you paid for.

Hardened mastic cracked and pulled away from the coping
The joint hardens and pulls away from the coping
Closed cell backer rod set to a uniform depth
Rod set to a uniform depth, the step shortcuts skip
Finished sand finish bead, tooled just below deck level
Sanded finish tooled just below deck level
Bead carried cleanly around a curve
A finished radius. The line reads as part of the deck rather than a repair.

Questions

Residential, answered.

Do I need to drain the pool?

No. The work happens on the deck side of the coping, so the water level is irrelevant. You just cannot swim for 48 hours while the sealant cures.

Will the new joint match my deck?

We offer grey and tan in a sanded finish. Most homeowners match the coping rather than the deck, which makes the joint read as a deliberate line rather than a repair. We can bring samples to the quote.

What if my deck has pavers rather than poured concrete?

Paver decks still have an expansion joint at the coping and it still fails. The prep is slightly different because we are working to a paver edge rather than a saw cut, but the price per foot and the timeline are the same.

How disruptive is it?

One crew, one day, working on the deck perimeter. You need to keep pets and children off the deck while we work and off the joint for 48 hours afterwards. Gates unlocked by 8am is the only thing we ask.

Is it worth doing if the joint only looks bad in one section?

Yes, and this is the most common question we get. A joint fails along its whole length at roughly the same rate. The section you can see is just the section that went first. Replacing only that run means the rest fails within a season or two.
