Pool Mastic

Pool Mastic Replacement in Southern California

Pool mastic is the flexible seal in the joint between your pool coping and your concrete deck. When it cracks or pulls away, water goes under the deck. We remove the old mastic wall to wall, set new backer rod and install a new sanded joint in one day, with a fixed price in writing and a 2 year written warranty.

What You Are Replacing

A small joint doing a large job.

What pool mastic is

A flexible, traffic rated joint sealant that fills the deliberate gap between the pool structure and the deck. It is engineered to stretch and recover as the two move, and to keep surface water out of the soil under the deck. It is not caulk from a hardware store, which goes hard and splits.

What the joint is for

Concrete expands in heat and contracts in cold, and the pool shell and the deck move independently. The expansion joint gives them room to move without cracking each other. Filled with sound mastic it is a barrier. Open, it is a drain straight into the base soil.

Why it fails in Southern California

Sun, heat, pool chemistry and constant deck movement break mastic down over time, and the intense UV here is the biggest factor. Once the bead loses flexibility it cracks, separates from the edge and stops keeping water out. That is normal wear, and it is exactly what we replace.

What Replacement Involves

Full removal, never a patch over old mastic.

Measured from a photo or your footage

Send a photo of the joint or the linear footage and a fixed, per linear foot price comes back in writing before anything is scheduled. We rarely need to visit first, and we verify the measurement on the day, so you only ever pay for the joint you actually have.

Old mastic out, wall to wall

Every foot of the old joint comes out, not just the sections that look worst. New mastic will not bond to old, oxidised material, so a partial job is a job that fails again next season.

Both faces cut back to clean concrete

A diamond wheel takes both sides of the joint back to clean, textured concrete. Mastic bonds to texture and not to dust, and this step is where a joint earns its lifespan.

New backer rod, sized to the joint

Closed cell backer rod is set at the right depth so the bead can flex from both faces instead of tearing off the bottom. It is the step most quick jobs skip, and the one that most often decides whether the joint lasts.

One continuous pass, tooled below deck level

Premium sanded mastic goes in wall to wall in a single pass and is tooled just below the deck surface, so it sheds water and does not catch a bare foot or a pool brush.

48 hours to cure

The crew is on and off site the same day. The pool and the joint area then stay out of use for 48 hours while the new mastic cures, and the 2 year written warranty starts from there.

Pool Mastic FAQ

Common questions about replacing pool mastic.

Pool mastic is the flexible sealant that fills the expansion joint between your pool coping and the surrounding concrete deck. It flexes as the deck and the pool move at different rates, and it keeps water from reaching the soil underneath. When it cracks, hardens or pulls away from either edge, that water barrier is gone and replacement is due.

It is priced per linear foot of joint, so the total depends on how much joint your pool has. The average residential perimeter is about 90 to 100 feet, which falls in our $1,600 band. You get a fixed quote in writing before anything is scheduled, and nothing is charged until the job is done.

No, and it is the most common reason a joint fails again within a season. New mastic will not bond to old, oxidised material, so an overlay lifts within months and you pay twice. We remove the old joint wall to wall and cut both faces back to clean concrete before anything new goes in.

A professional installation over correctly set backer rod typically lasts five to seven years or more in Southern California, less on a deck that takes full afternoon sun. Replace it as soon as you see cracking or separation, because the damage clock starts the moment the seal breaks.

Backer rod is a foam cord set into the joint before the mastic. It controls how deep the mastic sits and lets the bead flex instead of bonding to the bottom of the joint, which would tear it. Skipping it or sizing it wrong is the most common reason a mastic job fails early. We set it on every job.

Grey or tan, each with a sand finish or no sand finish. The sand finish blends with a textured deck and adds grip. The pool cannot be used the day of service and the new joint needs 48 hours to cure, so it is one day of work and two days of patience.
