01Local Conditions
What actually shortens joint life in Del Mar.
Salt is the problem nobody plans for. Sea air carries it inland as a fine mist that settles on the deck and works into every open joint, and once it is in there it crystallises, expands and prises the bead away from the concrete from the inside out. Blowing sand does the rest, scouring the top of the bead until it loses its surface. The other factor here is that there is no dormant season. A pool a few blocks from the water gets used most of the year, which means constant splash out, constant wet and dry cycling, and a joint that never gets a quiet month to sit still. We see it across Del Mar in the same order every time. The bead loses its give first, then it splits, then it lets go of one wall. Around Olde Del Mar, Beach Colony, Del Mar Heights and Crest Canyon the pools are close enough in age that a whole street tends to reach that point within a season or two of each other.
02Decks We Seal
The decks and coping we work on around Del Mar.
Salt exposure changes what we do rather than what we charge. The joint walls get cut back further to reach concrete that has not been affected, and we vacuum rather than blow the channel, because moving salt dust around simply relocates the problem. Beyond that it is the same commercial grade material and the same two sided bond we use everywhere. On Del Mar properties we size the backer rod to the joint we find rather than to a standard, and we cut both faces back to sound concrete before anything new goes in. That is the part you never see and the part that decides how long it lasts.
03On The Day
How a job in Del Mar runs, from booking to cure.
Scheduling is straightforward. Dates start about ten days out so materials are ready, we confirm by phone before the day, and we text the morning before we come. Jobs begin at eight, most finish the same afternoon, and the deck is walkable again as soon as we leave, with the pool back in use after forty eight hours. Booking a Del Mar pool is the same process as any other. Measure the run, take the fixed price, pick your date. Nothing is charged until the work is finished and you have walked the joint with the crew.
