Pool Mastic Replacement in Malibu, CA

Los Angeles County

Pool mastic is the one thing we do. Pool owners in Malibu bring us in when the joint has gone hard, split, or separated from the coping, and we replace the whole run rather than patching the worst of it.

Full removal wall to wall. We never patch over old mastic.

Why Joints Fail Here

Malibu is hard on expansion joints.

Wind driven sand is abrasive, and in Malibu it never stops. It scours the top of the joint, opens micro channels for water, and once salt spray gets into those channels the sealant loses its grip on the coping edge. Sand in the joint is the tell we look for first.

The damage happens out of sight. Water tracks under the deck through the open joint, softens the base, and the first thing most owners actually notice is a coping stone that has gone loose or a hollow sound underfoot. At that point the cheap fix has already passed.

Los Angeles jobs get scheduled around traffic, not against it. Crews start early on Malibu pools so the removal is done before the afternoon, and the whole job still closes out the same day.

How It Works

Pool mastic replacement in Malibu, three steps, one day.

1

Quote from real numbers

Linear feet of joint is the only variable that matters, so that is what we price on. Pricing is by the foot, from a flat $1,280 up to 80 feet through to $14 a foot on the largest decks. You see the number before you commit and it does not move afterwards.

2

Complete removal, proper prep

Every foot of the failed sealant is removed, not skimmed. Old patches come out too. Both concrete faces are cut clean and the backer rod is set to depth, because the depth to width ratio is what decides whether the new joint can actually move.

3

Sanded finish, 48 hour cure

A premium sanded polyurethane in grey or tan, tooled below the deck plane. One day on site for nearly every residential pool. Forty eight hours of cure time and the joint is ready for a full season.

Malibu In Detail

What is different about pool decks in Malibu, and what is not.

01

Local Conditions

What actually shortens joint life in Malibu.

Salt is the problem nobody plans for. Sea air carries it inland as a fine mist that settles on the deck and works into every open joint, and once it is in there it crystallises, expands and prises the bead away from the concrete from the inside out. Blowing sand does the rest, scouring the top of the bead until it loses its surface. The other factor here is that there is no dormant season. A pool a few blocks from the water gets used most of the year, which means constant splash out, constant wet and dry cycling, and a joint that never gets a quiet month to sit still. Across Malibu the pattern is consistent enough that we can usually tell from one photo how long a joint has left. The decks around Point Dume, Malibu Colony, Serra Retreat, Zuma and Carbon Beach are no different, and neither is the fix: the whole bead out, wall to wall, and a new one that can actually move.

02

Decks We Seal

The decks and coping we work on around Malibu.

Most of what we seal here is cantilever deck running straight to the waterline tile, or a precast cap with a narrow joint behind it. Cantilever edges are unforgiving, because there is no coping stone to hide a sloppy line: the bead is the finish, and it has to be tooled clean the whole way round. Sand finish is the sensible choice near the sand, since a smooth bead shows every footprint and stays slippery when wet. Whatever the deck is made of in Malibu, the rule does not change: the sealant has to bond to clean concrete on both walls and to nothing underneath. Backer rod at the correct depth is what makes that possible, and it is the step most often skipped.

03

On The Day

How a job in Malibu runs, from booking to cure.

A typical residential job here is one crew, one day. We arrive between eight and nine, cut and remove the old material wall to wall, prep both faces, set the rod, install the bead and clean up behind ourselves. All we need from you is the gate unlocked and pets kept inside while we work. The pool cannot be used for forty eight hours while the mastic cures, and you do not pay anything until the job is finished. Malibu sits inside our regular Los Angeles County run, so getting a date here is the same as anywhere: dates open about ten days out, we confirm by phone, and we text the morning before we come.

The same everywhere. Price, process and warranty do not change by postcode. It is the same crew, the same commercial grade material, the same full removal wall to wall and the same two year written warranty whether the pool is at the coast or an hour inland. We price by the linear foot and we do not add a travel surcharge anywhere in our service area.

Malibu Questions

What Malibu pool owners ask us.

What does a pool mastic job cost in Malibu?

Four bands, no guesswork. A flat $1,280 up to 80 linear feet, then $16 per foot to 125, $15 per foot to 200 and $14 per foot beyond. The bigger the deck, the lower the rate per foot. Your E-Quote gives you the exact figure for your Malibu address in about a minute.

How long should a pool joint last in Malibu?

Five to seven years is the general rule, but Malibu sits at the shorter end because of wind driven sand, salt spray and year round humidity. The honest test is your thumbnail: press the sealant, and if it does not give at all it has lost its elasticity and stopped doing its job, whatever it looks like from standing height.

Why not just fill the cracked part?

No. Patching is why so many joints get replaced twice. New sealant needs clean concrete on both faces to bond to, and if it is sitting on degraded old material it inherits that material's remaining life, which is usually close to zero. Full removal is the only version we offer.

Grey or tan, which should I pick?

Two options, grey and tan, both sanded. The texture is the point: it blends with brushed concrete and stone decking, and it gives grip where a smooth bead would be slick when wet. If you are unsure, matching the coping almost always looks better than matching the deck.

Do you work in Point Dume?

Yes. Point Dume is one of the areas we cover in Malibu, along with the rest of the city. We hold CSLB license #924754, and we carry the certificates most HOAs and property managers ask for.
