Local Conditions
What actually shortens joint life in Poway.
Two conditions here shorten joint life more than anywhere else we work. The first is the temperature range, which is wider than the coast by a long way and puts more mechanical work through the bead every year. The second is the water, which is hard enough to leave visible mineral deposits along the joint line and in the coping stone. Neither is dramatic on its own. Together they age a joint quickly. Across Poway the pattern is consistent enough that we can usually tell from one photo how long a joint has left. The decks around Green Valley, The Heritage, Old Poway and Bridlewood are no different, and neither is the fix: the whole bead out, wall to wall, and a new one that can actually move.
